Ireland Mortgage & ECB Interest Rates
Average new-mortgage rates vs the ECB deposit rate — Central Bank of Ireland, ECB
The ECB cut its deposit rate 2.00 percentage points, from a 4.00% peak (Dec 2023 onward) to a 2.00% low held for a year to 17 June 2026 — then raised it back to 2.25%. Irish mortgage rates only fell about 0.76 points over a similar window, from their 4.24% peak (Apr 2024) to 3.48% (end-May 2026) — a much smaller pass-through, commonly attributed to reduced lender competition since Ulster Bank and KBC exited the Irish market in 2022–2023. Ireland ranked the 7th-highest of all euro area countries for mortgage rates as of March 2026, against a euro area average of 3.40%. Source: Central Bank of Ireland, ECB.
Lender-by-Lender Rate Comparison
Each lender's own cheapest advertised fixed rate — not a like-for-like column, since each one comes with its own conditions (tap a term below for what it actually requires). Ulster Bank and KBC's 2022–2023 exit left AIB, Bank of Ireland and PTSB as the dominant lenders, but non-bank entrants like Avant Money now regularly undercut them.
| Lender | Lowest Fixed | Term | Variable |
|---|---|---|---|
| AIB | 3.00% | 3.75% | |
| Bank of Ireland | 3.30% | 4.15% | |
| PTSB | 3.25% | — | |
| Avant Money | 3.20% | 3.65% |
Tap a term for the LTV/BER/loan-size condition that rate requires — lenders quote their cheapest tier, which most borrowers won't qualify for outright. Figures fetched directly from each lender's own rate sheet or press release where accessible; PTSB's and Avant Money's own sites blocked direct access, so those two are sourced via RTÉ/Irish Examiner's and Irish Mortgage Brokers' reporting of each lender's own published numbers respectively — not a third party's own estimate.
